The only other costs to consider are professional media (photography/video, if you choose), and any compensation you choose to offer a buyer's broker — that decision is entirely yours, and we'll walk you through it.

You'll sign a standard listing agreement with a listing period we agree on together. And here's something worth knowing: you pay me nothing until your home closes. I don't believe in locking sellers into something that isn't working — if you have concerns at any point, let's talk. Note that professional media services such as photography are paid directly to the vendor at the time those services are performed and are separate from my flat fee.

Media services such as photography, drone footage, video, and 3-D tours are paid directly to the vendor when those services are ordered. I'll provide you with a list of services from our preferred vendor — but you can always choose your own — and I'll help you decide which media will put your home in its best light. Yes — and this is one of the most common questions I get. Your home will be listed in the MLS just like any other property, so buyers' agents can find it and show it to their clients. Whether and how much to offer a buyer's broker in compensation is completely up to you. I'll walk you through what makes sense for your market and your goals so your home gets the attention it deserves.

Most buyers will ask you to compensate their agents which will be detailed in contracts you receive, and it's generally a percentage of the sales price. However, you will determine whether to offer compensation to a buyer's agent and how much. This is entirely your decision — I'll help you think through what makes the most sense for your situation and your goals.

If a buyer comes to you unrepresented, I continue to represent you — the seller — only. Kansas law prohibits dual agency, so I can't represent both sides. However, I can still assist with the buyer's transaction paperwork and coordination for an additional flat fee — not a percentage of the sales price — and we'll discuss all of that before you agree to anything.

If your home doesn't sell during the listing period (which can always be extended if you choose), you won't owe anything to Sunflower Flat Fee Realty. Any media you purchased is yours to keep and use however you'd like.

It really depends on how much support you'd like throughout the process. If you're comfortable communicating with buyers and their agents and handling the bulk of the transaction through closing yourself but want your home listed in MLS, a Comparative Market Analysis to review to assist you in determining the list price, and showing and feedback set up for you through MLS, the Essential Package might be right for you. If you want more support that includes contract and inspection negotiations, communication with buyers and their agents, all transactional paperwork, and coordination with title through closing, the Signature Package would fit you best.
